I am doing a little conceptualizing for a client. Location is Milwaukee’s far western exurbs. Think horse farms.
A redesigned version of a house I built is the desired scheme. Same overall look to the exterior, same trim schemes and materials inside, lotsa ceiling change stuff for architectural interest, lotsa built in cabinetry, window seats, benches, etc.
The attached .pdf files show the overal mass of the place.
Here are some numbers. Foundation area 2,346 sf., heated square footage excluding unfinished basement 2,812 sf. A 28×38 three car garage plus its unheated breezeway comes to about 1,150 sf. Under-roof terraces total to about 575 sf.
The total area of roofing measures 6,159 sf. A standing seam steel roof is desired.

Where do you think the clients budget range should be? I know that a house of about this scope was finished two years ago in north central Ohio for a price tag to the owner of about $560K. What do Milwaukee numbers look like?
