Hey guys, I've got a possible upcomming project to enclose an exhisting exterior covered patio on slab.
got about an 8" step out of the house. To do it right I'm thinking of tearing out the slab putting in footings, stemwall crawlspace.
The problem is the acess to the back yard stinks. Maybe can get a bobcat in there but were talking oregon winter rain and trashing what yard is accessable maybe taking out some trees.
Was thinking about a cheaper option of building on the slab with some pt sleepers (the floor levels are to match) but need a detail of the exterior of the floor sleepers where they sit on the concrete to keep water from penetrating under the floor.
A saw cut into the slab to insert flashing epoxied in to shield the perimeter pt?
Any other ideas?

You could knock holes in the slab and put in pilings.
But seriously, what does the HO want? If all they want is an enclosed patio, there's nothing wrong with leaving it as is, with a step-down at the house.
You say it's covered -- what is covering it and how is that supported? Will it be torn out?

The home owners want another room to use as living space/office. They are elderly and want one level no step.
The roof is a hipped layover intergrated to the whole roof, wont need to do anything with it.

But what are you adding with the new walls, windows, sliding doors, and floors as far as weight to the slab? Is this in a freeze/thaw climate?
Will the slab stay dry once enclosed?

I'd be installing 2x6 exterior walls a few windows re use the slider 1/2" sheathing, cedar siding. it is a substantial roof structure
The posts are wrapped so I cant see the connection to the slab but pretty sure to footings under the posts, 20 yr old/new
city inspected when built.
no freeze/ thaw but concern for moisture coming through the slab. would use heavy vapor barrier.
So If I went this way would have a sealed, insulated underfloor, non vented.

Got it figured out, Am going to cut the slab to put in a full footing and a short stemwall but leave the center slab under floor joists.
