whats a healthy home?
only time I have heard the term, it was an advertisement for a HVAC duct cleaning company.
looking at your key elements i can say your looking at least an additional 60-100k per build to get top of the line of each element.

no termites
no roof leaks
4 intact wall and no broken windows
everything else if fluff and puff
