I am down visiting my inlaws on the shore and there is a ton of construction going on post sandy. All types – home raising, addions, new construction.
I have noticed most of them are tradional builds with tradional building materials but some of them are being sheeted partially with the zip wall stuff and then partially with regular house wrap.
Why is this done? Is it common?

Could be for any number of reasons. If you want the real reason (instead of idle conjecture here on Breaktime) then it's best to stop in and ask the builder(s).
I am not going to bother peple when they are working. What are some of the reasons you would sheeth with one product on one wall and another on a different wall?
What was left over from the previous job?
What fell off the back of a truck?

As remodelers, we predominately sheath our frame structures completely with zip panel. That doesn't mean it has to be done that way and I can imagine others taking a different sheathing approach for any number of reasons. That's why you should ask about when you see it; particulary if you really have a burning desire to know. Ask them first thing in the morning, on lunch break, or at the end of the day when they are not in production mode.
I would note that if some of the repairs are being done by volunteer groups using donated materials, they may use the ZipWall only where it's most advantageous. (Or it may simply depend on what group was working that week.)
