My second floor subfloor, which is russian spruce, forms the ceiling of my small (but full) first floor bathroom. There are additionally exposed 4X 12″ spruce beams. Over time, I’ve noticed a fair bit of pitch weeping down the walls which are painted drywall. As I’m getting ready to tile and want to effectively deal with this problem first, I was wondering about an attractive, clear sealer for the subfloor to keep the sap at bay?
Also, what solvent would be best to remove the pitch from the drywall? Following this, can I prime (w/ a shellac-based sealer) over existing paint, preparatory to repainting?
