## Garage to Guest Suite ##

good customer wants to add a Guest Suite over her 2-car garage....this is the job we remodeled a sunroom a couple years ago....

and a long view from the  leach field..



this job requires alteration of the septic system... so we got the septic designer / surveyor.... and the soils engineer...... and Randy to dig the test holes....



like most garages...this one was  full of stuff... both on the  first floor and the storage area under the roof


so we set up our 12 x 20 storage structure.... this is about the 5th job we've used this on



this is the low area under the roof.... 2x6  ceiling joists.... the high portion has 2x10 @ 16" oc

What part of Jamestown is this on? Far side from Newport, maybe over by your first house?

Nope, you wouldn't have to go off site at all.

You'd just need to put in a code snippet for each photo along the lines of <img src="http://www.fatroman.com/MikeSmithPhotos/garage1.jpg">

And the photos will appear inline in the post.

Steve.... a couple years ago , I used up my allocation.... and they simply increased the allocation.... if they don't want to do that.... fair enough...

who  knows ...... this  is  a  different  computer  with a  different  email  addy...   and  i  don't  get  any  "space  allocation " notice  whatsoever

my condocs are pretty much stripped... i use a lot of photos......a few cad detail windows ... some render cameras.... i'll see what i can export to  .jpg

Mike, you're welcome to all my photo space.  I've only posted a couple of low resolution pics, over the last two+years, so my allotment should be available.


Considering the value I've received from your photos and descriptions, it's the least I can do.

Can we do that?  I'd gladly give him my space allotment also.  According to their records, its 100% available.  Since I post my pics from flickr.com, I don't need their pixels to post pics.  Like you, I'm here for the education.  Mike and Stan are my two favorite professors!

I don't know if it's possible but if someone can figure out a way to do it, I'll gladly make mine available to Mike. 


Perhaps someone should bring this matter of allotments to the attention of Justin Fink or some editor who is more aware of the value of Mike's threads to many of us, professionals and DIYers.


Mike not only does an exemplary job of photographing and describing his work and methods, he graciously answers questions from anyone who shows real interest.


Of course there are others here too, who have real knowledge and skills worthy of a "no limit" policy on bandwidth, or whatever it is that they want to restrict.

see if i got any more room......yup....room for about 5 pics


we started the demo on the front... this is the section we have to replace ceiling joists with  floor joists



we got a level on the floor system and found the center beam had a 3" sag... apparently they poured their footing / slab on uncompacted soil back in '81


 


we'll replace that 3 1/2" '  lally column with a new 4" and reinforce the beam with an LVL


i did'nt trust the garage door headers  and we had to raise the front wall ... so we used an LVL here too



 


you can see the rafters dipped below the ceilng line on the front.... so our new front beam will bring us up to where we want to be

i think my allocation will gimme about one more pic....this is like pulling teeth... nope  TWO pics  ... then i get a new message...."user limit"


more like  LOSER LIMIT !


anyways.... this was one rainy day after another... so we were tarping  every  night



we got our truss delivery before we had the walls framed... but we're going to set them without a crane anyway
