House Leveling 3 story 125 years old

RoryMatthew's picture

I have a 28' x 44' 3 story home that needs leveling. The outside is a 3 course brick and appears that it has either settled evenly or has not settled. The 5 inside piers seem to have settled about 3 inches in the middle.  The beams are 4 2x12  spanning 8 feet and one section spans 10 feet.

Doable.  Did you have a specific question?

Sounds like a typical old row house. It can be jacked up, whether you're the one to do it is a different question. It didn't sag quickly and it can't be jacked back up quickly either. You'd need a heavy screw jack at each column and a lot of time. The last one I did took over a uear to get back level. We went by the house once a week and gave each jack a half turn. Didn't break anything but we lived on pins and needles for several years after we finished!

I've found that you can often jack a lot faster than one would think.  The limiting factor is generally that the wood has "taken a set" and if you jack too rapidly you can, eg, lift a beam off it's end supports while jacking in the middle.

"You've found"  You'd be funny if your sorry advice wasn't so dangerous.
